Probus were the successful contractor from a competitive tender process, awarded the major refurbishment of what will be one of the clients/landlords flagship healthcare properties in Wakefield, West Yorkshire.
The project is under a design and build contract, planned for completion in 46 weeks and split across four phases, with the practice continuing to operate in non-working areas. Projects comprises the demolition of the existing entrance canopies and the construction of a new steel framed, traditionally built, single storey extension, faced with ashlar blocks to match the existing facade, to create a new Pharmacy area and covered entrance into the main building. This will also lead to the reconfiguration of the external areas, including a new and improved drainage system, new paved entrance walkway and building perimeter as well as additional parking bays including accessible bays.
Complete refurbishment
Internally, the building will be stripped back removing all existing internal finishes, fixtures and fittings, making way for the reconfiguration of the new lay out. The removal of existing walls and addition of new walls create the right sized spaces for the new layout, and new steelwork will be installed within each atrium the extend the first floor corridor areas and form new rooms on the ground floor.
New steel staircases will provide new access routes up the plant rooms each end of the building. Everywhere will benefit from a full redecoration including feature walls, new ceilings and new flooring with the use of Forbo loose lay flooring products to minimise the use of glues and adhesives to assist in helping the project achieve BREEAM ‘Very Good’ status.
Brand new FF&E will be installed throughout including a new modern reception desk, wrapped around a sleek and modern Pendock column case. Each atrium will benefit acoustically from Texaa acoustic panels being hung around the atrium walls and ventilation/heating/cooling will be improved from the atrium rooflights becoming automated. New internal doors will be installed throughout, incorporating Salto’s fob handle key system, providing a modern look and providing security to areas of the practice. The existing M&E will be tidied up and extended to suit the new layout and will include a new heating system and LED lighting.
